Tailored for here, not generic.
Most home maintenance calendars are written for the Northeast and lightly translated. DFW has a different climate profile — and that changes what actually matters month to month.
Pre-Freeze Plumbing in November
The 20-minute Sunday job that prevents most of February’s pipe-burst calls. Specific to DFW pipe layouts and the typical first-freeze window.
AC-Focused Spring Tune-Up
March, not April. Our hot season starts earlier than national calendars assume. Includes the condensate-line flush that prevents most July AC fail calls.
April and October prep checklists for hail, straight-line wind, and tornado-adjacent storm events. What to actually inspect, secure, or photograph in advance.
What you do NOT need to do
The maintenance tasks the internet keeps recommending that are vendor-driven upsells, climate-mismatched, or just out of date. Naming them saves you time and money.
What February looks like in the calendar.
To give you a feel for the format. Every month in the full PDF has the same three-column structure.
Late-Winter & Storm Tail
The month most pipe-burst claims still happen. Plus the start of spring storm prep.
Do This Month
- Test sump pump if you have one (annual confidence check)
- Replace HVAC filter — you’ve been running heat hard
- Walk the exterior, check for storm-loosened roof flashing
- Service smoke detectors with new batteries
- Confirm outdoor hose bibs are still drained & insulated
Skip / Defer
- Gutter cleaning — wait until late March
- Pressure washing exterior — too cold, low value
- Mulch refresh — wait for soil temp to rise
- Ant treatments — too early, ineffective
Call a Pro For
- HVAC pre-summer service (book now, before March rush)
- Any pipe insulation gaps that bothered you in January
- Roof inspection if your roof is 12+ years old
- Crawlspace inspection if you have one
